The balance of the rental amount is due 30 days prior to the arrival date. Payments can be made by credit card. Cancellation Policy: If a reservation is canceled more than 30 days prior to the arrival date, the deposit will be refunded, minus a $50.00 processing fee. If a reservation is canceled within 30 days of the arrival date, the deposit will not be refunded. *Please note that the above Reservation and Payment Policy and Cancellation Policy apply exclusively to direct bookings made with us. For bookings made through third-party platforms such as Airbnb or VRBO, the policies set forth by the respective platform at the time of reservation will apply.* Occupancy: The number of guests staying at the rental property must not exceed the number stated on the reservation confirmation. Guests not listed on the reservation should not be on the premises. An additional fee of $100.00 per person per night will be charged for any unauthorized occupants. However the total guests may not exceed the 16 person maximum. Check-in and Check-out: Check-in time is 3:00 PM and check-out time is 11:00 AM. Early check-in or late check-out may be arranged, subject to availability and a designated fee. Damage and Cleaning: Guests are responsible for maintaining the integrity and cleanliness of the property during their stay. In the event of any damages, breakages, or excessive wear and tear beyond normal use, guests will be held accountable for the cost of repair, replacement, or additional cleaning. This includes, but is not limited to, damage to the structure, furniture, decor, appliances, or any other items within the property. If this amounts exceeds your deposit, we will request the additional funds through the booking platform. If these are not paid, additional action will be taken to reclaim these funds. Cleaning Fee: A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and reach out to us in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. Bunk bed Liability: Guests acknowledge and agree that the use of any bunk bed on the rental property is at their own risk. Guests assume full responsibility for the safety and supervision of all persons using the bunk beds, and agree to comply with the top bunk use to not exceed 100 pounds. Property owner shall not be liable for any injuries, damages or losses arising from the use of the bunk beds. Guests agree to indemnify and hold harmless the rental management company from any and all claims, damages, or expenses arising from the use of the bunk beds. Age Requirement: While our standard policy is to not rent to students or singles under the age of twenty-five (25), we are open to considering younger guests on a case-by-case basis. The primary renter is responsible for disclosing if they are below 25 years of age at the time of booking. If approved to book under the age of 25, bot the guest booking and all guests attending must be 21 and over. Please note, underage drinking and/or partying are strictly prohibited in all rental units. We also reserve the right to place restrictions on the number of people accompanying a parent or legal guardian. Failure to comply with these rules and regulations may result in immediate eviction without a refund of any payments made. Pets: Our homes are pet-friendly; however pets are not permitted in rental homes unless agreed upon at time of booking. A $500 fee will be assessed if a pet is found to have been in the rental home without pre-authorization. Homes that are pet friendly require an additional non- refundable fee of $75.00 per pet. If the yard waste is not cleaned up behind a pet, an automatic charge of $100 will be assessed to the card on file. A maximum of 2 dogs are allowed unless otherwise discussed. Weddings/Events: All weddings and/or events must be pre-approved. A $1500 event fee will be assessed for any weddings or events. In addition to the event fee, a $1000 refundable deposit is required for all weddings. If any furniture/decor is moved for the setup of the wedding, it must be moved back to the original locations. All trash must be bagged and placed in the outdoor garbage cans. The deposit will not be refunded if these items are not done at the time of check out. All events must meet local restrictions, house rules and follow noise restrictions. The guests are responsible for any permits necessary for beach weddings. Non-compliance of these rules and regulations may result in immediate eviction with no return of all payments made. Some counties required event permits. Please check with the county your home is in to determine if one is required. This would be separate from any permits required by us. Smoking: This property is NON-SMOKING. Smoking is permitted outside or on balconies if the windows/doors remain shut. A minimum cleaning fee of $550 will be assessed if evidence of smoking is present. Guests are responsible for the disposal of all cigarette butts. If cigarette butts are found improperly disposed of on the property the guest will be subjected to stiff fines. Supplies: You will be provided with a startup supply of toilet tissue, dish detergent, paper towels and trash bags. Once this supply is used, you are responsible for providing your own items. Bed and bath linens, blankets and pillows are also provided. All kitchens are fully equipped. Please bring your own beach towels and do not use the bath towels at the pool or the beach. What Is Provided At House Upon Arrival: All properties are prepared for light housekeeping, equipped with linens, and towels. Upon your arrival, we provide a STARTER SET consisting of 1 roll of toilet tissue for each bathroom, 1 roll of paper towels, bath soap, dish soap, and trash bags for each trash can. These provisions are intended to last for one or two nights. For guests planning an extended stay, we recommend either bringing additional supplies from home or planning to purchase these items at a local grocery store upon arrival. We strive to ensure your comfort and convenience, but kindly note that ongoing household supplies are not provided as part of your rental agreement. Owner Closets: Many of our homeowners maintain a locked closet and or utility room in their home for storage of personal items. Please respect these locked closets and storage rooms and do not attempt to open them. Any damage to this area of the rental property will be billed directly to the guest. Properties Are Privately Owned: This property is privately owned and decorated to reflect the personal taste and comfort of the owners. Furnishings and conditions of the properties will vary according to the owners' preferences. We make every effort to ensure that the property descriptions are accurate; however, we cannot be held responsible for changes made by the owners to furnishings or equipment in the units after the descriptions have been posted. Consequently, there will be no refunds or adjustments to the rental fees due to the decor or amenities of the property not aligning with tenants' individual preferences or due to minor discrepancies with our website.
